Belfre works for investors and occupiers, using the key drivers of performance as guiding principles in its philosophy, to ensure the client receives an outstanding service with optimum results.

For landlords, the aim is to maximize performance through buying/selling at the right time, determining appropriate stock and sector bias, delivering asset management solutions and value enhancement through surrenders and lease regears, and working in partnership with occupiers/customers to optimize income flow.

For tenants, it is about successfully articulating to landlords the value of securing rent continuity, how cost expenditure and adverse value implications derived from a potential cessation in income should be fairly reflected on lease restructures.

We work collaboratively with best in class investment, occupational, research, valuation, planning and lease advisory specialists to get closer to the market, to try to understand where we sit in the financial, economic and real estate markets, to try and predict what might happen next, and to determine what the parameters should be for the specific transaction.

In previous cycles, the founder was a successful advocate of purchasing retail investments in 1998-2002, selling in 2005-2007, and buying back in 2008-2010. Clients who bought into this philosophy delivered stellar total returns linked to timing.

Chris has also worked closely with occupiers to deliver capital flows back into the business, both on purchase/lease restructure/onward sales, and on the regearing of complex lease arrangements. He has from time to time secured capital payments of over £10m on a single transaction for end users, and reduced exposure to costs derived from occupation of real estate by over £250m, again on a single transaction.
